2.2 Tenant Fees: In compliance with the Tenant Fees Act 2019, we do not charge tenants for services such as referencing or contract drafting. Permissible fees (e.g., late rent payments or lost keys) are clearly outlined in the tenancy agreement.

2.3 Buyer and Seller Fees: Fees for property sales are agreed upon at the outset and detailed in the Sales Agreement. We ensure transparency in all commission structures and additional charges.

  • Conduct thorough tenant referencing and background checks.
  • Manage rent collection, property maintenance, and legal compliance where applicable.

4. General Terms for Tenants

4.1 Tenant Responsibilities:

  • Pay rent and other agreed charges on time.
  • Maintain the property in good condition and report maintenance issues promptly.
  • Adhere to the terms of the tenancy agreement.

4.2 Our Responsibilities:

  • Provide accurate property details during marketing.
  • Ensure compliance with the Tenant Fees Act 2019.
  • Respond promptly to tenant inquiries and support requests.

5. General Terms for Buyers and Sellers

5.1 Seller Responsibilities:

  • Provide accurate and honest information about the property.
  • Ensure all required documents (e.g., title deeds) are available.
  • Disclose any known issues that may affect the sale.

5.2 Buyer Responsibilities:

  • Conduct necessary due diligence before purchasing.
