Property Compliance and Legal Requirements

Our primary focus is ensuring that every property we manage is safe for the individuals and families who live there, while also guaranteeing that we meet all our legal obligations as landlords, operators, and responsible parties. During the onboarding process, our team will guide you through a series of compliance checks to ensure that all necessary documentation is accurate and up-to-date, including:

  • Gas Safety Certificate
  • Electrical Installation Condition Report (EICR)
  • Fire Alarm and Emergency Lighting Inspection
  • Energy Performance Certificate (EPC)
  • Portable Appliance Test (if appliances are not new)
  • Legionella Risk Assessment
  • Asbestos Survey & Management Plan
  • House of Multiple Occupation (HMO) License
  • Fire Risk Assessment (FRA)

Once we’ve received these documents (no older than one month) and any necessary remedial work has been completed by a qualified professional, we will upload them into our system for ongoing management. Our team will then finalise the terms, and we can proceed with arranging the lease agreement for signing.

The Steps

Step 1: Get in touch with us to learn more about our hassle-free guaranteed rent scheme. You’ll also receive a free address, demand, and indicative rent value check.

Step 2: Schedule a convenient time for one of our Managers to visit your property. They will assess its condition and identify any necessary refurbishment or compliance checks.

Step 3: Receive your guaranteed rent offer from your dedicated Manager. This will include the terms of our proposal and a schedule for any required works or other preparations.

Step 4: You can then carry out the necessary works identified in the guaranteed rent offer. Your Manager will be available for any questions or guidance along the way.

Step 5: Once the works are completed, send us an updated schedule and photos to confirm that everything is in order. Our onboarding team will then conduct a final inspection.

Step 6: Arrange for a certified specialist to carry out all the required compliance inspections outlined in your guaranteed rent offer and ensure that three sets of keys are cut.

Step 7: Finally, digitally sign the lease agreement to formalise the process. Send us your compliance certificates, and we’ll arrange to collect the keys and pay your first months rent.
